The Square Tel Aviv — Complete Buyer Guide (2026)
Everything DDG Members need to know about The Square Tel Aviv: location, pricing, unit types, the purchase process, and how DDG supports you from first enquiry to keys.
Project Overview
The Square Tel Aviv is a premium residential development by KATA Group — one of Israel's most respected boutique developers — located in the Cyber District of Tel Aviv. The project represents one of the most compelling opportunities in the Tel Aviv pre-sale market heading into 2026: a well-located, properly specified building from a credible developer, at a price point that reflects pre-completion pricing rather than the post-completion premium.
DDG is the exclusive international partner for The Square, managing the entire acquisition process for overseas DDG Members — from initial enquiry through legal coordination, and post-completion rental management for those who want the asset income-producing from day one.
The Cyber District: Why This Location
Tel Aviv's Cyber District — located in the eastern part of the city bordering Petah Tikva — has emerged as one of the fastest-appreciating urban addresses in Israel over the past five years. The district is home to a dense concentration of technology companies, government cyber facilities, and the continued expansion of Israel's high-tech employment base. Properties in this area have benefited from:
Proximity to major employment. Israel's technology sector employs a disproportionately high-income workforce relative to its size. Proximity to major tech campuses consistently supports both rental demand and purchase prices.
Infrastructure investment. The district has received substantial public investment in transport connectivity, public space, and commercial amenity over the past decade. This trajectory is expected to continue, with further planned transit improvements.
Relative value. Compared to the old north or the beachfront, the Cyber District still offers meaningful price appreciation potential on a lower base — while being an established, functioning urban neighbourhood rather than a speculative land position.
Unit Specification
The Square offers 3-room, 4-room, and 5-room apartments alongside penthouse units on the upper floors. All units are delivered to a high specification finish with no hidden upgrade costs — the price you see includes the kitchen, flooring, and bathroom finish to a standard that does not require immediate renovation.
Key specification points:
SI 5281 Gold compliance — full thermal and acoustic certification, not just minimum Bronze compliance. See our guide to SI 5281 for why this matters.
High-performance glazing — double-glazed aluminium curtain wall systems delivering both thermal performance and the acoustic separation that matters in an urban location.
Underground parking and building management systems in line with KATA Group's established delivery standards.
Bank Guarantee: Your Money Is Protected
Under Israeli Apartment Sales Law (the "Apartment Sales Law" — Hok Mekhirat Dirot), every developer selling off-plan must provide a bank guarantee (Khetav Aravut) from a licensed Israeli bank covering all buyer payments made during construction. This is not optional and it is not negotiable — it is a legal requirement.
The bank guarantee means that if the developer fails to complete the project for any reason, the bank repays every shekel you paid in full. Your capital is not at risk during the construction period. This is one of the most robust off-plan buyer protections in the world — considerably stronger than the equivalent protections in most European or US jurisdictions.
DDG verifies the bank guarantee documentation before any DDG Member makes a payment. The guarantee is reviewed by your licensed Israeli attorney as part of the legal process.
The 7-Step Purchase Process
- 1Initial Enquiry with DDG30-minute call to review your objectives, budget, timeline, and the specific units available. DDG provides current pricing, floor plans, and the technical specification package.
- 2Unit Selection and OfferDDG coordinates with KATA Group to formally hold your preferred unit. In an active pre-sale, this step moves quickly — a held unit typically requires a refundable reservation within 48–72 hours.
- 3Legal AppointmentDDG introduces you to a licensed Israeli attorney who will review the sale contract, check the bank guarantee, verify title registration status, and advise on purchase tax liability. You do not need to be in Israel for this — everything can proceed remotely via Power of Attorney.
- 4Contract ExchangeSigning the purchase agreement and paying the initial deposit (typically 10–15% of purchase price). The bank guarantee is provided at this stage, covering your deposit from the moment it is paid.
- 5Payment ScheduleStaged payments tied to construction milestones — each payment is covered by the bank guarantee. Typically 4–6 stages over the construction period, with the balance due on handover.
- 6Completion InspectionPre-handover inspection with DDG's technical team. Snagging items are formally documented and resolved by the developer before final payment is released.
- 7Keys and Post-CompletionRegistration of title in the Israeli Land Registry (Tabu). For DDG Members who wish to let the property, DDG can manage the rental process from the moment the keys are received — sourcing tenants, managing the tenancy, and handling property management in Israel on your behalf.
For International Buyers: Remote Purchase Is Standard
A significant proportion of The Square's DDG Members are completing the purchase entirely remotely — from the UK, US, France, Australia, and elsewhere. This is not unusual in the Israeli market; the legal infrastructure for remote purchase via Power of Attorney is well-established and regularly used.
DDG's role for international buyers includes coordinating the Power of Attorney process, introducing you to an attorney experienced in working with overseas clients, managing currency conversion timing to minimise exchange rate exposure, and being the single point of contact for every stage of the process in your timezone.
You do not need to travel to Israel to purchase at The Square. If you wish to visit, DDG can arrange a site visit at any stage.
Availability Note
The pre-sale phase for The Square closes in June 2026. Once the pre-sale closes, the project moves to market pricing — which historically represents a 10–20% step-up from pre-sale levels in the Israeli market. Select units remain available at current pre-sale pricing. Contact DDG directly for the current availability matrix and unit-specific pricing.
Pre-sale pricing closes June 2026. A 30-minute call with DDG covers current availability, pricing, floor plan options, and the full purchase process for international buyers.
