You select your unit. A reservation agreement locks the unit and price for a defined period while legal documentation is prepared.
Typically 1–3 days to reserve. Your chosen unit is removed from availability while your attorney prepares the purchase documents.
An Israeli real estate attorney reviews the purchase agreement on your behalf. DDG coordinates the attorney introduction. Contract is signed — remotely via Power of Attorney if you're not in Israel.

Timeline: 2–4 weeks for full legal review and execution.
Your initial payment — 20% of the purchase price — is transferred. The developer immediately provides a full bank guarantee covering this and all subsequent payments.
This bank guarantee is required by the Israeli Bank Guarantee Law (1974). Your money is protected from day one. If the developer fails to complete, the bank returns every shekel in full — automatically, with no legal action required by you.
Razore Engineering — DDG's in-house engineering team — monitors construction progress on your behalf throughout the build cycle. Regular updates delivered to you digitally.
No need to be in Israel. If something is off-schedule or off-spec, you will know before the developer tells you. This is the difference between passive purchase and active oversight.
Construction completes. Your final 10% payment is made. Before you accept the unit, Razore Engineering conducts a full technical inspection to verify that everything meets the agreed specification.
Timeline: per each project's confirmed delivery date. You receive a snagging report and any defects are logged with the developer before you take the keys.
