Day 3–7

Within 48 hours of first call. All projects have been through Razore Engineering's full due diligence process before reaching you.

Site Visit or Virtual Tour

Week 1–3

Qualified buyers receive a complimentary invitation to visit Israel and tour projects in person. Full virtual tours also available if you prefer.

Unit Selection & Reservation

Week 2–4

You select your unit. A reservation agreement locks the unit and price for a defined period while legal documentation is prepared.

Typically 1–3 days to reserve. Your chosen unit is removed from availability while your attorney prepares the purchase documents.

Legal Review & Contract

Week 3–6

An Israeli real estate attorney reviews the purchase agreement on your behalf. DDG coordinates the attorney introduction. Contract is signed — remotely via Power of Attorney if you're not in Israel.

Documents required at this stage: Passport · Proof of funds · Power of Attorney (if remote)

Timeline: 2–4 weeks for full legal review and execution.

First Payment (20%) + Bank Guarantee

Week 4–8

Your initial payment — 20% of the purchase price — is transferred. The developer immediately provides a full bank guarantee covering this and all subsequent payments.

This bank guarantee is required by the Israeli Bank Guarantee Law (1974). Your money is protected from day one. If the developer fails to complete, the bank returns every shekel in full — automatically, with no legal action required by you.

Construction Monitoring

Years 1–3

Razore Engineering — DDG's in-house engineering team — monitors construction progress on your behalf throughout the build cycle. Regular updates delivered to you digitally.

No need to be in Israel. If something is off-schedule or off-spec, you will know before the developer tells you. This is the difference between passive purchase and active oversight.

Key Handover & Final Payment (10%)

Year 2–3

Construction completes. Your final 10% payment is made. Before you accept the unit, Razore Engineering conducts a full technical inspection to verify that everything meets the agreed specification.

Timeline: per each project's confirmed delivery date. You receive a snagging report and any defects are logged with the developer before you take the keys.

Documents Required

Foreign buyers need fewer documents than most expect. Here is the complete list.

Valid Passport
Any nationality. A clear copy of the photo page is required for the purchase contract and attorney identification.
Proof of Funds
Recent bank statement or equivalent documentation demonstrating the ability to complete the purchase. Not a credit check — simply a funds confirmation.
Power of Attorney
Required if signing remotely. Your Israeli attorney prepares the POA, which is notarised in your home country, apostilled, and sent to Israel for use at signing.
Israeli Bank Account
Not mandatory — payments can be made via international wire. DDG assists with account opening if preferred.
Optional
Tax Identification Number
Your home country tax ID (e.g., SSN, NIN, TFN). Required for tax treaty assessment and Israeli purchase tax calculation. Consult a licensed tax advisor for specifics.

A Power of Attorney is a legal document that authorises a named Israeli attorney to sign the purchase contract on your behalf. The process: your attorney drafts the POA → you sign it before a notary in your home country → it is apostilled (authenticated for international use) → it is sent to your Israeli attorney for use at contract signing. This enables a fully remote, legally binding purchase without you being present in Israel.
None. Israel has no restrictions on foreign nationals purchasing real estate. Buyers of any nationality may purchase residential property in Israel under the same legal framework as Israeli citizens. There are no quotas, no approval requirements, no minimum residency conditions.
