Micro-climate surveys, wind and shading analysis, LEED consulting, and Standard 5281 certification accompaniment — all in-house. For high-rise projects in Israel, these certifications are not optional. They're legally required for planning approval.
Yes — without restrictions. Israel places no limitations on foreign nationals purchasing residential property. You do not need citizenship, residency, or any local status. The process is handled by a licensed Israeli attorney, which DDG coordinates on your behalf. A purchase tax applies (typically 8% for non-residents) and a local bank account is advisable. Beyond that, the process mirrors what you'd expect in any major European market.
Pre-sale means buying directly from the developer before a project is publicly launched — at developer pricing, before appreciation occurs. Buyers in the Florentin area who purchased at pre-sale stage in 2016 entered at NIS 23K–28K per sqm. The same units now trade at NIS 60K–62K per sqm. That's the structural advantage of moving early. DDG's position as the engineering and advisory team behind major developers gives our buyers access to this stage before anyone else.
By Israeli law. The Bank Guarantee Law (1974) requires developers to provide a full bank guarantee against all buyer payments on new construction. If a developer encounters financial difficulty before handover — for any reason — the bank returns every payment automatically. This is statutory, not contractual. DDG only presents projects where this guarantee is confirmed and in place.
No. Remote purchase via Power of Attorney is standard practice in Israel and is used regularly by buyers across Europe, the US, and Australia. Your Israeli attorney handles the signing process locally. DDG coordinates the legal, FX, and administrative steps entirely on your behalf. Most buyers choose to visit once — and DDG arranges a complimentary site visit after the qualifying call — but it is never a requirement.
Foreign buyers should budget approximately 10–12% on top of the purchase price: purchase tax (8–10%), attorney fees (0.5–1.5%), and registration costs. On a $1.5M purchase, that's roughly $150,000–$180,000 in one-time costs. Annual costs include Arnona (municipal tax) of approximately NIS 8,000–15,000 per year depending on size and location.
